Ground-Up Custom Build · Modern Farmhouse · Completed
North Bundy Drive is a 7,110 square foot modern farmhouse in Brentwood — one of Los Angeles's most sought-after residential neighborhoods. The home was designed with both scale and functionality in mind, balancing open living spaces with private retreats across multiple levels, all connected by an elevator extending from the basement to the rooftop deck.
The main living areas are defined by clean lines, natural light, and a cohesive indoor-outdoor flow. Oversized glazing and carefully positioned openings bring the exterior environment into every principal room — ideal for the kind of effortless entertaining and everyday living your avatar demands.
The basement level expands the home's livability without adding footprint. A private gym, game room, and dedicated home theater were designed for immersive use — not as afterthoughts, but as programmed spaces with appropriate acoustic treatment, lighting control, and finish quality to match the floors above.
The floating staircase and standing seam metal roof are two of the project's most technically demanding elements. The staircase required precise structural coordination to achieve its cantilevered appearance. The metal roof — an increasingly specified material in premium residential construction — demanded careful sequencing and integration with the building envelope to ensure long-term performance alongside its architectural impact.
